ESCROW DEMANDS / LENDER QUESTIONNAIRES

ESCROW PRICING

Fees are charged to the individual homeowner requesting the escrow demand and are not charged to the association.

Refinance Fee: $100
Includes lender questionnaire, annual budget report, and insurance certificates. No fee is due if no escrow demand or lender questionnaire is required. This fee is typically charged to the homeowner refinancing their property. Normal turnaround time is 7 to 10 business days.

Cash Sale Fee: $300
Includes escrow demand, governing documents, financial statement, annual budget report, annual policy statement, insurance certificates, meeting minutes, and other disclosures. No lender questionnaire is included. This fee is typically charged to the seller of the property. Normal turnaround time of 7 to 10 business days.

Loan Sale Fee: $200
Includes lender questionnaire, annual budget report, insurance certificates, and other disclosures. No escrow demand or other documents are included, so this fee is in addition to the cash sale fee listed above. This fee is typically charged to the buyer of the property. Normal turnaround time of 7 to 10 business days.

Rush Fee: $250
Our normal turnaround time is 7 to 10 business days, but the demand can be expedited with a 3 to 5 business day turnaround for this additional rush fee. This fee is typically charged to the requesting party.

* Fees are all inclusive for services listed and no break-down of fees is permitted other than those listed above.
** The association may also require a move fee and/or deposit in addition to the fees listed above.
*** New fee structure effective for escrows and refinances opened on or after October 1, 2025
